PROJECT OVERVIEW
MCUBE Engineering Consultants was engaged to support an existing DSV logistics facility in Dubai through a structured LEED v4.1 Operations + Maintenance (O+M) certification programme targeting Gold-level certification.
The engagement brings together certification gap analysis, building-performance review, operational sustainability planning, performance-period monitoring, policy development, and documentation support within one coordinated pathway aligned with LEED O+M requirements.
MCUBE’s role focuses on translating certification requirements into practical facility actions across energy, water, waste, indoor environmental quality, transportation, ongoing commissioning, and operational management, while maintaining a clear route from initial assessment through final USGBC submission.
THE REQUIREMENT
The project required a clear and actionable pathway for an operating logistics facility to progress toward the targeted LEED v4.1 O+M certification level. This included establishing current certification readiness, identifying achievable prerequisites and credits, defining operational improvements and policies, tracking performance during the required period, and coordinating the documentation needed for formal certification review.
OUR SCOPE
- Preliminary review of LEED v4.1 O+M minimum programme requirements, prerequisites and available credit opportunities.
- Review of electricity and water consumption data and initial performance assessment.
- Walk-through assessment, including an ASHRAE Level 1 energy audit and review of relevant building, occupancy, and O&M information.
- Preparation of a LEED gap analysis and feasibility assessment establishing the certification roadmap.
- Development of a LEED O+M strategy and action plan covering site, transportation, water, energy, waste, indoor environmental quality and operational practices.
- Preparation and alignment of applicable sustainability and facility-management policies, including ongoing commissioning, purchasing, waste, green cleaning, and integrated pest management.
- Performance-period monitoring and review across energy, water, waste, IEQ, facilities maintenance and transportation metrics.
- USGBC / Arc documentation, submission coordination, reviewer-response support and certification facilitation.
OUR APPROACH
MCUBE structured the engagement as a four-stage certification pathway so that technical assessment, operational improvements, performance evidence and submission activities could progress in a coordinated sequence rather than as separate compliance exercises.
The first stage establishes the facility’s certification readiness through data review, walk-through assessment and gap analysis. The second converts the findings into a prioritized LEED O+M strategy and action plan, aligning operational practices, policies, and building-performance measures with the targeted prerequisites and credits.
The third stage focuses on performance-period monitoring and evidence development across key LEED categories. The final stage consolidates the required documentation through the USGBC/Arc platform, supports responses to reviewer comments, and facilitates the certification review process.

ENGINEERING VALUE
- End-to-end LEED v4.1 O+M certification facilitation for an existing operational facility.
- Integrated gap analysis combining utility performance, facility operations, O&M practices and certification requirements.
- ASHRAE Level 1 energy audit integrated into the wider sustainability and certification assessment.
- Coordinated review of energy, water, waste, indoor environmental quality, transportation, and facility-management performance.
- Development and alignment of operational policies and ongoing commissioning practices to support certification readiness.
- Structured performance-period monitoring and USGBC/Arc submission workflow to support transparent certification review.
RESULTS
The engagement establishes a structured pathway toward targeted LEED v4.1 O+M Gold certification, integrating technical assessment, operational sustainability planning, performance monitoring, and USGBC submission facilitation. It demonstrates MCUBE’s capability in existing-building certification and sustainability implementation.
