PROJECT OVERVIEW
MCUBE Engineering Consultants carried out an independent Testing, Adjusting and Balancing (TAB) and HVAC performance verification assignment for the existing building systems at the Old AGMC Showroom in Sharjah.
The engagement combined document review, field measurements and engineering assessment to provide an objective view of airside and chilled-water system performance and to support the project team with a clear, standards-based verification process.
The work was structured to demonstrate system performance against the approved design intent while maintaining an independent technical perspective suitable for commissioning, optimization and follow-up verification.
THE REQUIREMENT
The project required independent verification of completed HVAC TAB activities, confirmation of representative system performance, and a professional engineering review to support commissioning and operational readiness. The assessment also needed to provide a traceable technical basis for any follow-up balancing, adjustment or optimization activities.
OUR SCOPE
- Independent review of the specialist TAB records and relevant design information.
- Field verification of representative airflow, water-flow, pressure and temperature measurements.
- Airside and hydronic distribution performance assessment across the existing HVAC systems.
- Verification of duct-traverse and terminal airflow measurement methodology.
- Review of representative fan and mechanical performance checks.
- System-wide comparison of measured performance against the approved design intent.
- Benchmarking against ASHRAE 111-2021, CIBSE Commissioning Code M and applicable SMACNA TAB practice.
- Preparation of an independent verification report with engineering recommendations and follow-up requirements.
OUR APPROACH
MCUBE applied an evidence-based verification methodology, separating the airside and hydronic systems into clear performance workstreams and then correlating the results at system level.
Submitted TAB records were cross-checked against design criteria and representative field measurements. Airflow, chilled-water flow, static pressure, temperatures and traverse data were reviewed together rather than in isolation, allowing the engineering team to build a balanced view of overall system behaviour.
Where direct terminal access was limited by the completed fit-out, the assessment used representative branch and traverse measurements to maintain a practical and technically defensible verification approach. The final output translated the measurement data into a clear engineering basis for commissioning, optimization and subsequent verification.
KEY TECHNICAL HIGHLIGHTS
| INDEPENDENT VERIFICATION Third-party TAB and field-measurement review. |
AIRSIDE ASSESSMENT Airflow, pressure, and distribution verification. |
HYDRONIC ASSESSMENT Chilled-water distribution performance review. |
| TAB VALIDATION Traverse and terminal measurement validation. |
STANDARDS BENCHMARKING ASHRAE, CIBSE, and SMACNA alignment. |
ENGINEERING ADVISORY Recommendations for commissioning and follow-up. |
ENGINEERING VALUE
- Independent third-party verification of HVAC TAB activities rather than reliance on contractor-reported results alone.
- Integrated review of both airside and chilled-water performance to provide a complete system-level assessment.
- Use of field measurement and duct-traverse verification to validate representative operating conditions.
- Standards-based benchmarking against recognized ASHRAE, CIBSE and SMACNA commissioning and TAB practices.
- Structured review of design intent, TAB data and site measurements to improve technical traceability.
- Engineering recommendations organized to support follow-up balancing, commissioning and performance verification.
RESULTS
MCUBE delivered an independent HVAC performance verification report that provided the project stakeholders with a validated, standards-referenced assessment of the existing system and the completed TAB activities.
The assignment established a clear technical record of the verification process, aligned the measured data with the design intent, and provided practical engineering guidance for subsequent balancing, optimization, and commissioning activities.
The project demonstrates MCUBE’s capability to act as an independent technical verifier for existing HVAC systems, helping clients, consultants and contractors make informed decisions based on measured performance and recognized industry standards.
