PROJECT OVERVIEW

MCUBE Engineering Consultants was engaged to undertake an independent HVAC upgrade study for an operational DSV logistics facility in Dubai Investment Park, supporting the client team with a structured technical and commercial basis for future cooling-system investment decisions.

The assignment combined a focused site audit with review of the existing HVAC and chilled-water infrastructure, assessment of cooling demand and system configuration, and comparative evaluation of refurbishment and replacement pathways.

MCUBE translated the site findings and available project information into a decision-support study covering technical feasibility, capital requirements, operating-cost implications, lifecycle value, implementation considerations and project risk – allowing stakeholders to compare upgrade strategies on a consistent engineering basis.

THE REQUIREMENT

The project required a rapid, independent assessment of the facility’s existing cooling infrastructure and a clear recommendation framework for determining whether refurbishment and targeted upgrades or a more comprehensive plant replacement strategy would best support the client’s operational, financial and long-term asset priorities.

OUR SCOPE

  • Site audit and engineering review of the existing HVAC, chilled-water and supporting cooling infrastructure.
  • Review of facility operating context, cooling demand and peak-load considerations relevant to future system planning.
  • Technical assessment of refurbishment and replacement concepts on a common basis.
  • Review of plant integration considerations including heat rejection, pumping, controls, electrical interfaces and associated enabling works.
  • Comparative CAPEX and OPEX evaluation using the available project proposals and planning assumptions.
  • Lifecycle Cost Analysis (LCCA) to compare long-term ownership cost and replacement implications.
  • Sensitivity testing across different operating-intensity scenarios to understand how the preferred strategy may change over time.
  • Assessment of implementation, resilience, procurement and supply-chain considerations, followed by an executive recommendation and next-step advisory.

OUR APPROACH

MCUBE structured the study around a decision-first engineering methodology. The team began with a targeted site inspection and review of the facility’s current HVAC configuration, then established the operational and cooling-demand context needed to compare future investment options fairly.

Each upgrade pathway was evaluated beyond equipment selection alone. MCUBE considered how the complete system would perform as an integrated plant, including cooling generation, heat rejection, pumping, controls, electrical modifications, commissioning, maintenance exposure and future intervention requirements.

The technical comparison was then combined with CAPEX, operating-cost and lifecycle-cost modelling, supported by sensitivity analysis and implementation-risk review. This provided the client with a practical basis for balancing immediate capital efficiency against long-term operating performance, resilience and asset strategy.

ENGINEERING VALUE

  • Independent HVAC site assessment translated into a clear refurbishment-versus-replacement decision framework.
  • Cooling-demand and capacity review aligned with the operational characteristics of a large logistics facility.
  • Whole-system evaluation covering central cooling plant, heat rejection, pumps, controls, electrical interfaces and enabling works.
  • CAPEX, OPEX and lifecycle-cost comparison used to assess both immediate investment and long-term ownership implications.
  • Sensitivity analysis tested how operating intensity influences the relative value of each upgrade strategy.
  • Implementation, resilience and procurement considerations were incorporated alongside engineering and financial performance.

RESULTS / OUTCOME

MCUBE delivered a concise decision-support roadmap enabling the client team to compare HVAC refurbishment and replacement strategies on a consistent technical, lifecycle and risk basis. The study clarified the trade-offs between capital deployment, operating efficiency, resilience, intervention requirements and implementation complexity.

The engagement demonstrates MCUBE’s ability to rapidly assess existing HVAC infrastructure and convert site observations, proposal data and lifecycle modelling into practical engineering advice for logistics and industrial facilities.
